Condominium and Volunteer Housing Site Plan, Elevations and Floor Plans


On December 27, 2011 the planning board approved the Site Plans for the Condominiums for the Patrick Farm before the town’s own CDRC board (internal reviewers including engineers, planners and building department personnel) had ever even reviewed what the buildings would look like. Judge Walsh agreed with ROSA’s argument that this was a violation of procedure and decided in favor of overturning the planning board decision so that further review could be coordinated.

On December 3rd, 2012 the applicant submitted some Elevation and Floor Plans and a CDRC architectural review was scheduled for December 12th. The meeting was witnessed by ROSA volunteer Deborah Munitz, Doris Ulman for Pomona and Susan Shapiro representing her parents.  The meeting was could be described as cursory as best and little substantive comments were raised.

The next day on December 13th the applicant reapplied for final site plan approvals for the high density housing planned for Patrick Farm and resubmitted the same old Site Plans that were submitted in November of 2011 for approval even though they had submitted updated versions to the Rockland County Drainage Agency as well as the NYS DEC.

There is a Planning Board Meeting and Public Hearing Related to the Final Site Plan Approvals on January 16th, 2013 at 6:30 at the Town of Ramapo main meeting room.

Condominium Townhouses – 6 Styles on plans, only 1 provided. 55 Buildings 4-7 units each –
& Workforce Housing Apartments – 1 style, 12 buildings, 6 units each

Volunteer Housing Apartments – 4 Buildings of Six Apartments Each on Rte 306

  1. Thanks for pulling all this valuable information together. Looks like an easy conversion for additional units within the condo style bldgs.

  2. How can approvals be granted when the DEC has not yet ruled on whether the project can go through. It looks as if the town will give permission for development to proceed while the site approvals are still in the courts.

  3. If having to pay attys.to oppose our own self-serving Town Boards & then having to pay for “their” defending attys. is called democracy, makes for a totally corrupt, almost bizarre system.
